How Flat Roof Insulation Works

A flat roof has a big job: it sits between your warm rooms and the cold sky. Here’s how the right insulation keeps the heat where it belongs — explained layer by layer.

1. Warm Roof Construction (Highly Recommended)

In a warm roof system, high-performance rigid insulation boards (such as PIR or XPS) are installed directly above the timber roof deck, but beneath the final waterproof membrane.

  • Keeps the entire structural deck warm.

  • Virtually eliminates the risk of condensation.

  • Does not require ventilation in the roof space.

2. Cold Roof Construction

In a cold roof system, flexible insulation (like mineral wool) is packed between the ceiling joists, below the roof deck.

  • Often used when height restrictions prevent a warm roof installation.

  • Requires a continuous, ventilated airflow gap just below the roof deck to carry away moisture and prevent condensation.
